MLS Listing Homes For Sale By Real Estate Brokers With Databases


MLS Listing stands for Multiple Listing Service or Multiple Listing System. A group of private databases are used in this type of listing. It allows real estate brokers to share information among each other.

Property information for buying and selling is widely shared under the MLS listing contract. The real estate brokers who share information with each other are those who represent potential buyers of property or sellers of property. Brokers who use this type of listing wish to cooperate with each other in finding buyers for a property they are helping to sell.

MLS listing of properties is a common phenomenon in countries like Canada and the United States of America. This system is actually spreading very fast to various other countries of the world. MLS combines information gathered from the members of the Canadian Real Estate Association (CREA) and the National Association of Realtors in the US (NAR). It comprises property brokers who are members of these organizations and also represent the properties that are available for sale.

A universal format of data is not followed by MLS listing. There is no unique authoritative MLS in this world. They basically involve private and local databases. These databases are controlled either by real estate brokers or by individual realtors associations or by groups of realtors associations.

Associations of realtors who maintain MLS listing usually represent property brokers who are operating in a particular geographic location or within a specific community. Generally reciprocal access agreements are implied in such listings. Efficient information distribution is the ultimate purpose of this type of listing.

Private entities govern most of the MLS listing in North America. No federal or state oversight is involved in setting the rules of these listings. The rules of such listing are usually beyond the real estate rules of an individual State.

Membership, information sharing and access to an MLS listing is set by its governing body. In spite of that, most rules of listing that have been laid down by CREA or NAR are applicable to the whole country. Those who own and operate MLS include real estate companies or agents, real estate trade associations, association of realtors and board of realtors in a particular region or county.

When potential home buyers meet real estate agents, they go through the MLS listing to find information on homes that are for sales. Such a listing can be searched on the basis of homes that are on sale in a specific area or within a typical price range. The listing may include all those homes, which are under the brokerage of that particular agent, or all the brokers who are under the listing contract. Multiple Listing Service
