A Real Estate Broker is a person who attempts to find sellers and buyers of real estate and is also known as a real estate Agent. Their work is to carry out negotiations on behalf of their clients, to help the seller cell at the highest possible price and the buyer to buy at the lowest price. They are also known as Brokers or Salespersons. According to United States Law, a broker can only charge his client money for his services if he has a license. However, in some cases certain lawyers can handle real estate negotiations by paying compensation.
According to their qualifications, every real estate agent can fall into either of two categories. They are real estate salesperson and real estate broker. To become a real estate broker a person has to be a real estate salesperson license holder. This license can be obtained by first taking a specific course of a period of 40 to 90 hours. The candidate then has to sit for a state examination where he is questioned on the laws and practices of real estate.
Today, the term salesperson and broker are used as alternatives but the term broker is more appropriate when describing a real estate agent of the present times. Earlier the broker would only represent the seller and thus the word salesperson would have more meaning, but today brokers and their agents help clients in various ways. The term salesperson is however, still used in certain states to describe a real estate agent in legal documents.
On passing this examination, a real estate agent gains the license, but still has to work under a real estate broker or firm. For the sake of recruiting new agents, many firms undertake to train candidates and make it possible for them to appear for the state examination. This license, however, is granted by individual states and is only valid in that state. Many states allow licensed salespersons from other states to take their state examination without completing a second course.
Real estate brokers, on the other hand require some experience as real estate salespersons in order to obtain a license. They do have to take a course and then sit for another examination.
