Real Estate Brokerage Intermediary Between Buyers And Sellers

Real Estate Brokerage refers to the phenomenon of a broker acting as an intermediary between the buyers and sellers of real estate. In non-United States countries, the term real property is used. This intermediary is also involved in the process of finding buyers and sellers of real property. He provides manifold services like preparing contracts and leases, property management, facilitating purchase etc.

The concept of Real Estate Brokerage involves an estate agent. This agent may be an individual or a professional organization that runs the business of marketing real estate on behalf of their clients. The concept of buying and selling of real property in non-U.S. countries is different from that in America.

Real estate agents or brokers play very important roles in Real Estate Brokerage. These agents are actually salespersons who help sellers in selling their properties at a lucrative price and for the best terms and conditions. The buyers too are assisted in purchasing property at a minimal price. As intermediaries, these agents serve the interests of their clients and are also concerned about the profit of both the buyers as well as the sellers.

Real Estate Brokerage is actually a profit-making enterprise. In America, there are some legal norms for this profession. Without government license, a broker is not allowed to receive remuneration for the responsibilities as an estate broker. Buyers and sellers are not required to acquire such license. The case is quite different in other states where professional lawyers are allowed to handle real estate sales without a legal license.

Real Estate Brokerage also involves a certain degree of education. In order to obtain a license as a real estate agent, it is desirable that the agent take a professional training for duration of 40 to 90 hours prior to appearing for the state licensing exam. The American law has made it mandatory for real estate agents to obtain a license from the particular state in which he desires to practice. Mutual agreements between certain states allow brokers to practice his profession in two states simultaneously.

In Real Estate Brokerage the salesperson maintains dual relationship with his clients- agency and non-agency relationship. In an agency relationship there is a legal agreement duly signed by the real estate broker and his clients. In non-agency relationship, no such agreement exists.

Apart from salespersons or agents, Real Estate Brokerage also incorporates transaction brokers. Florida and Colorados Real Estate Commissions provide the favorable option of having no agency or material relationship between the buyers and the sellers. In such cases these transaction brokers act not as intermediaries but as mere facilitators serving the interests of each party without taking into consideration the interests of the parties.
